In recent years, Italy has been particularly attractive in the Hospitality sector. As early as early 2015, an analysis by the company Horwath Htl noted how much large international hotel chains like our country.
Italy remains marked by a high degree of fragmentation in hotel supply, yet its terrain has proven fertile for major receptive investments and is throwing up interesting challenges for value creation in a real estate sector that today is marked by incredible dynamism.
"We are ready to seize the opportunities generated by the growing attractiveness of our country ," says Giuseppe Varsavia, managing director of Eclettico Design, a Lombardini22 brand dedicated to Hospitality and Luxury Residential, " but we know that in this sector you cannot improvise. It is necessary to aim from the very beginning for a conscious design that includes an in-depth reasoning on the location and declination of the hotel product."
How to respond in terms of design to this state of effervescence?
This is discussed at Lombardini22's event "Hospitality that creates value. Identity in Respect of Transformation," conducted by Warsaw for the Value Added cycle. Guests two key figures in the Hospitality development process: Zoran Bačić - Senior Partner and Managing Director of Horwath HTL Italy - and Marco Stoppelli - now Managing Partner of Società Rinascimento Valori after a long experience with Statuto Group, moderated by Giuseppe Varsavia.
"Today, demand is broken into two major types: budget hotel and luxury. The 4-star is disappearing in favor of a budget hotel that has been able to change its skin. An example is the Moxy at Malpensa Terminal 2: few services, low investment, high marginality, an important social area in the lobby area, rooms with luxury bed and luxury shower, and excellent facilities. Itisa model that needs to be developed in Italy, because there is an oversupply of 5 stars." Which is, however, what investors are looking for (even the 7-star), because today they are largely unspecialized and do not yet seize the opportunity. "Especially today ," Stoppelli continues, "withlow real estate values (Milan is even in a negative bubble according to astudy by an international bank) and therefore with very interesting margins and predictable, almost surgical per-room costs.
