A strategic project for Milan
In 2014, our team identified the property's great potential in an area that would benefit from surrounding infrastructure development. At the time, the asset-known as Hotel Brun-had been closed for several years. Built in 1980, the hotel had 330 rooms and had historically hosted business and sporting events, including soccer trading and teams traveling to the San Siro Stadium.
We entered into a direct dialogue with the seller, evaluating the advantages of a divestment versus an internal redevelopment process. The transaction was concluded in 2015 in a short time, on favorable terms.
Interest in reopening the hotel led to the initiation of a tender process to choose a brand. Sheraton was selected as the most suitable brand due to the size of the facility, location, and quality of space. The management contract was negotiated directly with Marriott, also obtaining a contribution in the form of key money.
In parallel, we coordinated activities to select planners, interior designers, lighting consultants, kitchen consultants, spa & gym consultants, landscape consultants, and construction companies. The renovation was completed in 2019, with upgrading of facilities, equipment and furniture in all major areas.
We also identified an F&B operator consistent with the positioning of the hotel and the location. An agreement was signed with Javier Zanetti(historic captain of FC Inter) to create the El Patio del Gaucho restaurant, which further strengthened the identity and value of the operation by encouraging the return of the soccer market.
The hotel today represents a qualifying element for the surrounding area, contributing to the urban regeneration process under way in Milan. Easily accessible from the ring road, highway and metro network, the property also benefits from a privileged view of the city skyline and the Alps.
The goal of the project was to transform the hotel into a contemporary and functional convention center that could generate value. To date, the value of the hotel has more than doubled from the initial investment.
