Hotel Contract Management: when a building stops being a property and becomes a business

This idea was the starting point for the speech of Marco Stoppelli, Founder & CEO of Società Rinascimento Valori, during the meeting organized with the Chiomenti law firm on June 13, 2025, having as its subject the hotel management contract.

A discussion that combined legal and operational expertise, highlighting the growing role of this tool in redefining ownership-management relations in the hospitality sector.

 

In 2024, investment in the hotel industry in Italy exceeded 2.1 billion euros, registering a 30 percent increase over the previous year.

A result that confirms the solidity and attractiveness of the sector, but at the same time requires new tools to ensure balance, efficiency and value in the long term. During the presentation, Marco Stoppelli illustrated how this instrument-still atypical in Italian law, but now well-established in international practice-allows the owner to entrust the management of the hotel to a specialized operator, retaining strategic control of the asset and benefiting from the manager's know-how, brand, and commercial strength.

A model based on measurable performance, with remuneration mechanisms for the manager-such as base fees, incentive fees, and controls through budgets and performance tests-capable of protecting the owner and ensuring sustainable hotel growth over time.

 

The management contract thus represents a balance between the investor's vision and the manager's operational capacity-a system that combines contractual rigor, industrial flexibility, and concrete results.
